Our step by step guide to the design and planning process

Free Consultation

We will attend a free consultation with the you to discuss the feasibility of the proposed project. At this time we will also give guidance with regards to anticipated cost, permissions required and timescales. A full or partial architectural service is available. Following this consultation we will provide potential clients with a no obligation fee quotation.

Survey

We will come out and carry out a dimensional survey of your property. We will also take photographs to aid with the production of accurate plans and elevations as may be required. Should a land survey be necessary we can obtain a number of quotations on your behalf.

Design

We will draft up plans and elevations for your consideration for the proposed work. We will generally produce 2 - 3 schemes for a project to give our client options. Clients are welcome to pick and choose different aspects from each scheme. We realise that any building project is a big undertaking and we want to get it right for you. We are happy to edit the proposals as many times as necessary to ensure the proposals meet with your requirements.

Planning Permissions

We will submit a planning application and carry out all necessary consultations. If your building is listed or in a conservation area it may require additional consents which we will also submit on your behalf.

Building Warrant

We will prepare detailed drawings and submit a building warrant application. We will liaise with building control throughout the application process to obtain building warrant. We will also liaise with any other professional services as required on the project such as structural engineers.

Contract Tender

When required we will prepare tender drawings and documentation and issue them to prospective contractors for pricing and negotiate with the preferred contractor.

Site Attendance

Although we won’t be on site every day, we will co-ordinate every aspect of the build with you and the contractors. We will only ever be one phone call away should you need us.

Completion

We will apply for a completion certificate and arrange a site inspection with the building control officer. We will also make sure that any snagging is completed by the contractor.
